Core Competency Requirements:
Bachelor’s Degree in Business Administration, Marketing, Management, or equivalent.
Minimum of 10 years of working experience in the property development industry, specifically in sales and marketing roles.
Strong knowledge and hands-on experience in handling sales documentation, including Sales & Purchase Agreements, Advertising Permit & Developer License (APDL) applications, bank loans, Memorandum of Transfer (MOT) processes, and related documentation.
Solid understanding of property-related legislation, including:
Housing Development (Control and Licensing) Act
Strata Titles Act
National Land Code
Other relevant legal frameworks.
Well-versed in the property buyer and investor markets, with the ability to anticipate and respond to market trends.
Proven track record in developing and executing strategic sales and marketing plans for property launches and campaigns.
Strong leadership skills, with experience managing and motivating the sales team.
Excellent communication, interpersonal, and negotiation skills.
Resourceful, detail-oriented, proactive, and capable of working independently.
A team player with a positive attitude and a strong sense of accountability.
Responsibilities:
1. Sales
Develop, implement, and oversee comprehensive sales strategies for the Group’s property development projects.
Formulate pricing strategies, marketing plans, and manage collaboration with creative and media agencies.
Conduct market research and competitor analysis to support decision-making on pricing, demand, and product positioning.
Maintain and strengthen relationships with appointed real estate agencies, and actively drive agency performance.
Participate in and oversee property launches, roadshows, exhibitions, and other sales-driven events.
Ensure high standards of customer service by promptly addressing inquiries, feedback, and complaints.
Act as the key point of contact between the Sales Department and purchasers.
Manage marketing budgets and ensure efficient allocation of resources across campaigns and events.
Provide performance reports and updates on sales progress, market feedback, and team productivity to senior management.
2. Sales Administration
Oversee the end-to-end sales administration process, including buyer registration, booking, SPA coordination, and deposit collection.
Liaise with lawyers, bankers, and purchasers to ensure smooth execution of SPAs and financing processes.
Handle the administration and selection process of end-financing arrangements with panel banks.
Coordinate with internal credit and finance departments to ensure timely progress claim submissions.
Handle other tasks assigned by or to the Sales and Marketing Department and/or assigned by the Management from time to time.
