Assistant Manager / Manager – Transaction Advisory (Asset Management)
Location: Menara Southpoint, Mid Valley Kuala Lumpur

Job Overview:
This role will require the candidate to support the end-to-end execution of real estate acquisitions and disposals across diverse asset classes. As part of the team, you’ll assist with strategy assessment and targeting, deal structuring, due diligence and valuation.
Job Responsibilities:
Support in implementing real estate plans with an understanding of the client's strategic real estate goals. Assist with project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments and governance.
Source investment opportunities through proactive engagement with property agents and market stakeholders.
Identify and evaluate potential investments by running the acquisition cash flows, including performing due diligence, developing financial models and make a recommendation.
Lead transaction execution from deal sourcing to completion—including client engagement, site visits, due diligence, documentation, and investment board approvals.
Lead and coordinate the full due diligence process post-approval, including technical, financial, legal and operational assessments.
Work with internal teams and external consultants to verify all key assumptions used in underwriting and ensure risk mitigation measures are in place.
Build and review financial models to evaluate acquisition scenarios, returns sensitivity, cash flows, and joint venture structures.
Able to undertake company financial analysis, including analysis on financial performance and financial health
Monitor and analyse key market trends, regulatory developments, and sector-specific risks to inform investment recommendations.
Stay abreast of market dynamics and continuously gather intelligence across key asset classes (industrial, logistics, commercial, etc.).
Monitor and maintain a real estate project tracking system to ensure timely transaction completion.
Ensures compliance with KF's corporate policies as they relate to identifying and mitigating potential conflicts of interest.
Monitor underwriting strategy relating to performance metrics, data and insights.
Draft and create a large variety of analyses and relevant documents, including but not limited to financial analysis, project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent
Perform all aspects of the due diligence and underwriting process for direct real estate investments including, but not limited to, analysing asset level data, and reviewing valuation, property condition assessments, environmental reports, construction documents (if applicable), and other relevant due diligence materials.
Enhance internal investment capability and knowledge through advanced research, analysis, modelling, internal process improvement and other value add activities.
Conduct research and intelligence gathering on various asset classes.

Requirements:
Degree in Finance / Economics / Real Estate or other related fields.
Graduates in other disciplines are opened to apply.
Minimum 4 - 6 years’ experience in financial analysis / real estate investment / transaction advisory is preferred.
Strong financial modelling and analytical skills (IRR, NPV, DCF, yield analysis).
Must have high proficiency with computer software, including Microsoft Word, Excel, PowerPoint, Outlook
Excellent graphical and numerical skills in interpreting and presenting data in Power Point, Excel, Word etc.
Strong account / client management skills.
Demonstrates adaptability and a "can do" attitude to thrive in a fast-paced, ambiguous environment, with a strong willingness to learn and contribute to a high-performance culture
