Job Description
Key Responsibilities:
1. Manage and ensure Mechanical operation activities (Plan Preventive Maintenance, Predictive Maintenance, Breakdown Maintenance, Corrective Maintenance, Routine Inspection, Proactive Maintenance, Warranty Management and User Request) and Sustainability Programme (Indoor Air Quality and Energy Management) are executed according to the Contract Agreement requirements and Company Standard Operating Procedure (SOP).
2. Monitor site operation in term of Complaints Work Request, Scheduled Maintenance, Preventive Maintenance, Routine Inspection and others as well as minimizing maintenance cost reduction and monthly fee deductions.
3. Plan, execute and control electrical approved annual budget for Revenue (Fees, Variation Order, Reimbursable Work, Energy Performance Contracting, Energy Management and Indoor Air Quality) and Expenditures (Maintenance cost, Contractor cost and Operation cost) to achieve company Annual Operation Plan (AOP).
4. Identify and provide reports (Technical Report, Technical Professional Advice, Condition Appraisal as per Contract Agreement.
5. Assist in the preparation and presentation of new project proposals and initiatives to secure additional revenue such as Reimbursable Work and Variation Order
6. Represent company management in various Internal Meeting and External Meeting (Local Authorities, DOSH, JKN, BOMBA and TNB) as to meet Contract requirement.
7. Ensure all activities comply with Quality, Safety, Health and environment activities (Quality Assurance Program, Risk Management, Hazard Alert and Recall, Handling Hazardous Equipment) as per contract agreement. Support company programmes and activities such as related to HSSE.
8. Control Electrical services meet the compliance of Quality and Environment Management System (ISO 9001, ISO 14001, OHSAS 18001 / ISO 45001) and Statutory & Regulatory (DOSH, DOE, and local authority) in line with ISO standard and legal regulations.
9. Sustain stakeholder management for Internal and External parties in order to align with company vision and mission.
Qualifications and Skills:
Bachelor's Degree in Mechanical Engineer or a related field.
At least 3 years of experience in Facilities maintenance operations, preferably in a property management or building services environment.
Proficient in managing Operation in the Facilities maintenance.
Familiarity with building maintenance processes and Malaysian Building Codes and Standards.
Strong coordination and problem-solving skills for handling maintenance-related issues.
Advance in automation new technology in Facilities maintenance
